Eastern Shore Real Estate Market

The market is as they say what it is and its up to you if you are a buyer or seller to make the most of it.  Currently the inventory on the  Eastern Shore is at its highest level in years.  There are 289 homes on the market in Northampton County of which 41 are waterfront. This stat is from the MLS and in Accomac County 668  homes are on the market of which 131 are waterfront.  So with over 1000 homes on the market if you are a buyer its an incredible time to buy.  You really cannot insult a seller with your offer. Chase down your agent or give me a call and I will be glad to present any offer you chose to make on one of the homes listed on the Shore. So whats a seller to do in a Buyers market. The most important thing you can do it make sure your home is ready to show at all times.  The majority of buyers looking are not giving agents long lead times before saying they want to see a particular home.  This process has evolved with the internet and access to home information though the electronic medium's that are out there.  It is unusual today for a buyer to know nothing about a home before they are introduced to it.  So again as a seller, expect the unexpected and be ready to make it happen when the call comes in saying that a buyer wants to see your home.  Cut the grass, put a fresh plant of two on the porch and keep them watered, wash the front windows and porch, make sure the pollen,dirt and cobwebs are gone from any doors leading into the house, get rid of the dog or cat smell in your house if you have one.  These are just a few tips that can make a difference when that buyer comes along. 

So whats selling: Homes under $250,000 are moving at a relative brisk pace, as there are 20 homes under contract in Northampton County with 14 of them under this figure and only 6 over it.  In Accomac County there are 37 homes under contract and 23 are under the $250,000 figure.  So there you have it....The market is exciting if you are a buyer and exhausting if you are a seller.  I wish you the best...Call me if I can help you.

There is an active market on the Shore and sales have picked up since my last blog entry.  Our recent contracts include homes listed for $425,000, 164,000, 139,900 and closings include Seven Gables in Accomac listed for $695,000,
